The Approach
The three-step process
Concrete is porous, and the darkening you see is usually living growth and embedded organic staining holding moisture in those pores. Mechanical cleaning alone improves the look without fully addressing the contamination, which is why quickly-cleaned concrete often darkens again fast.
Our flatwork process follows the same discipline we bring to every surface:
- Pre-treatment: applying concrete-appropriate solution to begin breaking down organic growth and lift staining from the pores
- Professional surface cleaning: an even, controlled surface cleaner pass, no wand stripes, no etched fans
- Post-treatment: a final treatment pass that addresses remaining contamination and helps the surface resist regrowth
What we clean
Driveways, sidewalks, walkways, patios, pool decks, porch slabs, and other residential flatwork. If it's appropriate exterior concrete or pavers, we have a process for it, and we'll flag any section that's cracked, settled, or previously sealed where results will differ.
Honest limits
Not every stain surrenders. Oil, rust, fertilizer spots, battery staining, and old paint or caulking can require stain-specific treatment, and some discoloration, especially long-baked fertilizer streaks or rust, can be permanent in the concrete itself. We'll identify which spots those are during the estimate so the results match the promise.

Why do you pre-treat concrete before pressure cleaning?
Pre-treatment begins breaking down the organic growth living in the concrete's pores before any mechanical cleaning. It means less pressure is needed, the result is more even, and the surface stays clean longer.
Can every stain be removed from concrete?
No, and any company promising that is selling something. Oil, rust, fertilizer burn, and battery stains often need specific treatment, and some are permanent discoloration within the slab itself. We identify those spots before starting.
Will pressure cleaning damage my concrete?
Improper technique can etch concrete, the classic wand fan or turbo-tip scars. Professional surface cleaning keeps pressure even and controlled, which is safer for the surface and dramatically more uniform.
How often should a driveway be cleaned?
In our humid climate, most homes benefit from cleaning when visible darkening or green edges appear, commonly every one to two years depending on shade, tree cover, and drainage. There's no single schedule that's right for every property.
