Terms of Service

Effective September 2026. The terms that apply when you request or accept exterior cleaning work from Emerald Pro Wash.

1. About these terms

These terms govern exterior cleaning services provided by Emerald Pro Wash ("we", "us", "our") to residential and commercial customers ("you") in Indian Land, South Carolina and surrounding communities. By requesting, scheduling, or accepting our services, you agree to these terms. If you have questions about them, ask before work is scheduled: (803) 235-0172.

2. Estimates and pricing

  • All estimates are free and provided in good faith based on the information available at the time.
  • An estimate is a fixed price only for the specific scope, surfaces, and conditions listed in it. Changes to the scope (added surfaces, heavy infestation discovered on site, additional staining) are discussed and agreed with you before extra work is performed.
  • Estimates may be revised if site conditions materially differ from what was described or visible at the time of quoting. We will explain any revision before proceeding.
  • Prices are valid for 30 days from the date of the estimate unless stated otherwise.

3. Scheduling, access, and preparation

  • Exterior cleaning requires access to an outdoor water supply, the work areas, and any gates needed to reach them. You agree to provide safe access on the scheduled day.
  • You are responsible for moving vehicles, fragile or valuable items, and pets as described in our pre-service guidance. We will handle the preparation described on our Property Protection page.
  • Weather matters. Rain, high wind, and freezing temperatures can force rescheduling for safety and quality reasons. We will reschedule at the earliest practical time at no cost to you.
  • Please give as much notice as possible if you need to cancel or move an appointment; repeated same-day cancellations may affect scheduling priority.

4. Cleaning results: what to expect

  • We use surface-specific methods and treat organic growth at its source, but no cleaning method can remove every stain. Oil, rust, fertilizer burn, battery staining, paint, and similar non-organic or baked-in discoloration may require specialty treatment or may be permanent within the surface itself. Known limitations are identified in the estimate before work begins.
  • Roof cleaning is a treatment-based, low-pressure process. Results equalize over time with rain and sun; heavily colonized roofs can take weeks to reach their final appearance.
  • Gutter brightening improves the bonded staining on gutter faces but is not a repaint. Severely oxidized or painted gutters may retain some shadowing.
  • Exterior cleaning is maintenance, not restoration or repair. We do not perform, and our pricing does not include, repairs to surfaces, seals, gutters, roofing, or finishes.

5. Property care and limitations of liability

We use surface-appropriate solutions and a property-protection process designed to reduce avoidable risk to landscaping and materials. That process is described publicly on our Property Protection page. Even with careful preparation, some risks cannot be eliminated entirely, and the following limits apply:

  • We are not responsible for damage to, or failure of, surfaces or components that were already compromised before our arrival. This includes brittle or aged siding, stucco, and mortar; loose or failing paint, caulk, seals, and trim; corroded fixtures; pre-existing leaks; and roofing that is already at the end of its service life. Exterior cleaning can expose, but does not cause, the failure of pre-existing defects.
  • Delicate plants can react to cleaning solutions even when protections are correctly applied. We pre-wet, cover, and rinse as described, and will discuss any plants of special concern before starting.
  • Windows: we clean exterior glass with pure water and soft brushes. We are not responsible for damage to windows with pre-existing seal failure, cracks, or defective tempered glass, which can break during any cleaning method without warning.
  • You agree to notify us of any fragile, damaged, or unusually sensitive areas of the property before work begins. Damage we could not reasonably have identified, and that was not disclosed, is handled as described below.
  • If our work causes damage, report it to us promptly (within 72 hours of service where practical). We are insured, and our liability for any claim is limited to the price paid for the service that gave rise to the claim, to the fullest extent permitted by law. We are not liable for indirect or consequential damages.

6. Payment

  • Payment is due as stated in your estimate or invoice, typically on completion of the work.
  • Work performed for tenants or property managers must be authorized by the property owner or an authorized agent; you confirm you have that authority when you book.

7. Satisfaction and callbacks

We verify our work before leaving, and we want to hear promptly if something does not meet the agreed scope. If a scope item was missed or a result falls short of what the estimate described, contact us and we will return to address it. This commitment applies to the agreed scope; it does not extend to removing stains disclosed as permanent, surfaces cleaned to their realistic best condition, or regrowth that occurs naturally after service.

Photography in our gallery is from our own project library unless otherwise noted; guidance articles reflect our professional experience and do not constitute a warranty of any specific result for your property. Estimates, advice, and results are provided under these terms and your estimate, not by anything stated on the website alone.

9. Governing law

These terms are governed by the laws of the State of South Carolina. Any dispute will be handled in the courts ofLancaster County, South Carolina, to the extent informal resolution is not possible. We would always rather resolve a concern with a conversation first: (803) 235-0172.

10. Changes to these terms

We may update these terms from time to time. The current version is always the one published on this page with its effective date, and the terms in effect on the date of your service are the ones that apply to that service.
